Thinking of Selling Your Tampa Bay Home? Some Simple Steps For Success!

AN APPRAISAL OF YOUR OWN

 Before we place your home  For Sale on the Tampa Bay real estate market, we do an extensive analysis known as a CMA, Comparative Market Analysis. This will be discussed in detail in an upcoming post, but simply put it is an analysis of the active, pending and recently sold properties in your area. Homes that are within certain guidelines to yours are used. This helps us determine the listing price of your property. We also take into consideration condition, location and updates. However, this said, the Realtor does NOT set the selling price of your property. The Market sets the price of your property. What you want or what you need is not the price point. In this challenging, changing market it could be a smart move to obtain an appraisal, much like the buyers will do to obtain a mortgage. Here are some of the reasons why:

1. Strong Marketing Strategy-We can then advertise your home as "priced below current appraised value! Appraisal Available" If your appraisal comes in at say $369,540 then we can go with $369,500.

2. Confirmation of Listing Price- If your home is being sold with the buyers obtaining a mortgage (and most are), you can feel comfortable that you are within the appraised value range.  If a buyer's appraisal comes in at a lower value, then we have some ammunition.  Smart cash buyers are also including terms that maintain the home must appraise for  or above contract price.

3. Verify Square Footage In some cases, sellers are surprised to find the tax records are showing less square footage than they believe their home has. Maybe you have converted the garage, or finished off another area. For your legal protection we normally use the tax records. However, we will use the appraisal square footage. This can give you a lower price per square foot number which is a leading indicator of value.
Look closely at your home

An appraisal of this type can run from $250 to $500 dollars (some range for size of home), but can be a really smart use of your money. It will put "teeth" in your pricing and give buyers a comfortable feel that your home will appraise, and discourage "low ball offers".  This too will make your home stand out.

So you see these are quick and easy, but make a HUGE difference in the way your home is perceived by a potential buyer.
